TLDR: GoHighLevel for real estate agents usually means a sub-account inside your marketing agency’s HighLevel plan. The software costs $97 a month when you own it, HighLevel’s transfer process moves your pipelines, contacts and calendars intact, and the part that breaks is the wiring from Facebook, Zillow and your IDX site into the account.
Your pipeline belongs to you the day the Agency Owner transfers the sub-account. Your lead sources keep flowing only if you reconnect Facebook, Zillow and your IDX site in the new account before you give notice.
You run a real estate team. A marketing company built you “the system”: a buyer pipeline, a seller pipeline, a nurture drip, showing reminders, and a Facebook lead form that feeds it. What nobody told you is that the system is a HighLevel sub-account, that HighLevel publishes its price, and that the lead sources feeding it are wired to connections your agency controls.
This guide shows you what is in your account, what it costs to own, what a transfer disconnects, and the order that keeps new leads arriving through the switch.
What lives in your GoHighLevel for real estate agents account?
Your sub-account holds four things that make you money. The pipelines, where every buyer and seller sits at a stage with a next action and a deadline. The nurture drips, the workflow automation that follows a cold lead until they reply. The calendars, which send SMS reminders and follow-ups for every showing you book. And the contact records, with every conversation attached.
Then there is the fifth thing, which does not live in your account at all: the lead sources. Your Facebook lead form connects through a Meta login, and HighLevel’s guide says only the user who integrated the page is able to select the pages to connect. Your Zillow leads arrive through a connection tied to a Zillow profile. Your IDX website hands leads to the CRM through a zap keyed to the IDX account. Each has an owner, and the owner is often your agency.
I read HighLevel’s pricing page, its sub-account transfer and eject guides, its phone-number migration guide, its Facebook Lead Ads guides, Zillow’s App Integrations and CRM integration pages, IDX Broker’s Zapier guide and NAR’s IDX policy before writing this, and not one of them says a lead source follows your sub-account on its own.
What does the account cost when you own it?
HighLevel publishes its prices. As of September 11, 2026, the Starter plan is $97 a month or $970 a year on HighLevel’s pricing page, with 3 sub-accounts, unlimited contacts and users, the CRM and pipelines, booking calendars, workflow automation, and email and SMS marketing. Unlimited at $297 and Agency Pro at $497 are built for agencies running many sub-accounts, and you need neither.
Usage sits on top, and it is small. A local number rents for $1.15 a month, a text segment costs $0.00747 before carrier fees and outbound calls run $0.0166 a minute at the rates HighLevel publishes, and email is $0.675 per 1,000 in its pricing guide. Count segments, not messages: Twilio’s glossary says a 140-character text with one non-GSM character bills as two. A team sending 3,000 segments, talking for 300 minutes and emailing 5,000 contacts a month lands near $130 all in. That is a modeled estimate from published rates, and your volume sets your bill.
Compare that with what your agency charges. Published rate cards from real estate marketing vendors list programs at $1,250 a month plus setup and tiers from $1,500, $2,500 and $4,000 a month, and the range we see most often is $500 to $3,000. Lead acquisition is its own line again: Zillow’s own page puts the average cost per connection at $223 in major metros and $139 elsewhere. The software inside all of that is $97, as our GoHighLevel pricing guide shows.
What a sub-account transfer moves, and what it disconnects
HighLevel’s eject guide lists what comes across. Contacts and their conversations, appointments, opportunities and history transfer. Every automation transfers and arrives set to Draft. Your HighLevel calendars transfer, and their external calendar integrations disconnect. Contacts enrolled in your workflows stay where they were.
The same guide lists what does not. HighLevel deletes every auth connection, and it names Google, Facebook, Instagram, Quickbooks, Clio, DrChrono and Yext as examples. It clears all Facebook and Google settings. It clears sub-account Stripe fields and leaves Mailgun or SMTP sending behind. That is the list of things you rebuild.
HighLevel’s transfer guide says only the Agency Owner requests or completes a transfer by default, the receiving side approves it, and HighLevel does not support partial transfers. Phone numbers travel with the sub-account, and eligible A2P registration stays with the numbers when both sides use LC Phone. If either side uses Twilio, the agencies and the Twilio account owner coordinate the move separately. A snapshot is your second-best path, since it copies workflows, calendars, pipelines and forms but leaves contacts, conversations and integrations behind. A contact export is a backup, never a migration.
The trap: your lead sources are wired to the agency’s connections
Start with Facebook. HighLevel’s setup guide says you must be an Admin of the Facebook Page and its Business Manager, and LeadConnector needs access to both. If an agency employee made that connection, it is theirs, and the eject guide clears it anyway. Reconnect with a Meta login your business controls, then run Facebook’s Lead Ads Testing Tool and watch a test lead land in your new pipeline.
Zillow is the one teams get wrong. Zillow’s App Integrations links a CRM to a Zillow profile, lets you link more than one CRM at the same time, and never sends leads that arrived before you added the CRM. Zillow’s own two-way integration list names Follow Up Boss, Top Producer and Lofty, not HighLevel, so an agency that “integrated Zillow” for you built a bridge, often a Zillow to LeadConnector zap under its own Zapier account. Find out who owns that bridge. Connect your new account to Zillow while the old one is still connected, then let the old one go.
Your IDX website works the same way. NAR’s IDX policy says any display of IDX information must be controlled by the participant, which is you or your broker, and IDX Broker’s guide sends website leads to a CRM through a zap that asks for the IDX account’s API key. A connection the agency controls stops delivering when its access or subscription ends, so re-point each one first.
The migration order for a real estate team
Do these in sequence and you cut the chance of losing a lead by accident.
- Inventory every lead source and who holds its login: Meta page and Business Manager, Zillow profile, IDX provider, Zapier, calendar, phone.
- Export your contacts as a backup the same day. Only an Admin runs the export.
- Open the receiving account in your own name and on your own card.
- Get Admin access to the Facebook Page and Business Manager under a login your business owns.
- Connect the new account to Zillow’s App Integrations alongside the old one, and re-point the IDX zap.
- Decide the phone path: both sides on LC Phone is the smooth transfer. Verify the destination’s A2P 10DLC registration before you send a text, and keep the old numbers live until the port is confirmed and tested.
- Ask the Agency Owner to initiate the transfer, then reconnect Google, external calendars and email sending in the new account.
- Publish your automations one at a time and watch the first run of each, because every one arrives in Draft.
- Send a test lead from each source, book a test showing, and confirm the reminder text arrives.
- Cancel the old arrangement last, after everything above has passed.
The order is the value, and you enforce it. HighLevel’s own phone migration guide exists because the texting step is the one that quietly fails, and our home services migration guide walks through porting and A2P. Here is my honest read: the transfer itself is the easy part, and the week of unglamorous reconnecting around it is where teams lose deals.
When keeping your agency is the right call
Sometimes the retainer is your best hire. HighLevel’s workflow settings stop a nurture the moment a contact replies so a person takes over the conversation. Someone has to be that person at 8 pm while you are showing a house. An agency that answers those replies, keeps the Meta permissions alive, runs your ads and maintains the drips is selling labor, and labor is worth paying for.
Ownership also does not change your obligations. NAR’s Code of Ethics says a REALTOR who leaves a firm shall not induce that firm’s clients to cancel exclusive agreements, so a CRM in your name settles who holds the software, not who holds the listing. Read your agency agreement, your brokerage agreement and your team agreement before you move anything, and ask your agency for last month’s list of work. A real operator has it ready.
Ready to own the pipeline your deals live in? Here is how we help
Spectral Vision runs HighLevel for local businesses, and we run our own agency account with client sub-accounts. We are not here to say every agency rips you off, only to show you the software cost and help you own it.
Sign up for your own HighLevel account through our link and we migrate your contacts, pipelines, calendars, automations and funnels into it at no charge. You pay HighLevel directly, from $97 a month. We handle phone-number porting and A2P re-registration as part of the move.
The money comes from HighLevel, not from you. It pays referrers a 40 percent recurring commission on the subscription you would be paying anyway, which on Starter is $38.80 a month to us and nothing extra to you. I would rather say that plainly than have you wonder.
GoHighLevel for real estate agents: the questions owners ask
Is GoHighLevel a good CRM for a real estate team that wants to own its account?
For the front of your business, yes: pipelines, lead nurture, showing reminders, booking calendars and two-way texting are its strengths. Transaction management and MLS listing display still live in tools built for them, with HighLevel as your follow-up layer.
Do my buyer and seller pipelines transfer with the sub-account?
Yes. HighLevel’s eject guide says opportunities, contacts, conversations, appointments and history transfer together, and HighLevel does not support partial transfers. Your automations arrive set to Draft, so you publish each one and watch its first run.
Will my Facebook leads keep arriving after the transfer?
Not by themselves. The eject guide clears all Facebook settings and deletes auth connections, so you reconnect the page with a Meta login your business controls. Then use Facebook’s Lead Ads Testing Tool and confirm a test lead lands in your pipeline.
How do Zillow leads get into GoHighLevel?
Through a bridge, not a native feature. Zillow’s App Integrations links a CRM partner to your profile, and its two-way list does not name HighLevel, so the usual route is a bridge such as a Zapier zap. Zillow allows more than one CRM at once and never backfills, so connect the new account before you disconnect the old one.
Does a snapshot move my contacts and conversations?
No. A snapshot copies configuration, such as workflows, calendars, pipelines, forms and funnels, and leaves out contacts, appointments, conversations, Stripe connections and third-party integrations. Use it to rebuild if your agency refuses a transfer.
What does GoHighLevel cost for a real estate team each month?
Starter is $97 a month or $970 a year as of September 11, 2026, plus usage at published rates. A small team sending 3,000 text segments, making 300 minutes of calls and emailing 5,000 contacts models to about $130 a month before carrier fees and taxes, and your volume sets the rest.
